Why do you say straight away that you cannot beat the portals?

Because it is true, and it is better to learn it before spending money than after a year of work. The portals have more listings, more history and more investment; for a query like “buy an apartment [city]” they will almost always rank higher. Promising otherwise would mean selling you work that will produce no result.

Then what is worth competing for at all?

For what a portal doesn't offer: district pages with real knowledge of the area, the agency's services, narrow queries like “renovated apartment near [landmark].” Plus your own brand: people who were referred to you should be able to find you. These queries have lower volume, but they bring a client who is ready to act.

What is technically wrong with our catalog?

The two most common things: filters create thousands of near-identical pages, and sold listings return an error. Together this drags down the evaluation of the whole site and eats into the resources search engines allocate to crawling it. That is why technical work comes first, before content.
